You know, owns a solid company, smart guy, big Heart. Built everything from the ground up. And every time he talks strategy, he comes out of the gate blazing. Day one, he’s unstoppable. Day [00:01:00] seven, he’s distracted. Day 30, he’s wondering why nothing is moving. And it hit me. He wasn’t struggling with capability, he was struggling with confusion.

He was confusing activity with progress. So anybody can show up piped on day one. Anyone can scribble goals, build plans, make noise. Post motivational messages pound their chest, but progress, real progress is quieter. It’s unsexy, it’s repetition, it’s choosing the next right action when nobody’s watching.

It’s saying no to the distractions that feel productive but aren’t moving the ball an inch. We sat down, talked about that. I told him, man, I. Your job is isn’t to do more. Your job is to finish what matters. ’cause a storm of activity without direction is just chaos in motion. Progress only shows up when intention becomes execution, and execution becomes completion.

And that’s the trap. So many people in business, especially this time of the year, falling into, they stay busy, they stay moving, they stay loud, but they’re not advancing. They’re on the treadmill, not the trail activity. Burns energy, progress builds futures. If you’re listening right now heading into back stretch of [00:02:00] 2025 into 2026, ask yourself, am I actually moving forward or am I just moving?

When you stop performing for the appearance of effort and start committing to finishing what you start, everything changes. My client is already seeing that, which is pretty awesome by the way. Steve Austin: It’s, uh, I mean, first of all, god, great introduction. I guess technically I did pay you for to say it, but [00:04:00] you know, I think it still genuinely came from the heart. Yeah. So I, I appreciate it.

Yeah. Our, our friendship has definitely come a long way. Yeah. We, uh, I kind of gave Scott the, the chance to run into the younger version of his self when we first met. 

Coach Fergie: That’s so true. To see like, oh, 

Steve Austin: I’ve, I know a guy like that. Yep. Little young, cocky. Take over the world. Yeah, man. But here we are. 

Coach Fergie: Here we are.

Dude. Dude. 10 plus years later. Yeah. And I tell you, I’m proud of you. We’re coming. The only reason why I can say that is ’cause I was that, you know what I’m saying? Yeah. I was like that. You can’t tell me nothing, bro. I was this, I was that. And you know, but you weren’t ever a jerk about it. You were just kinda like, yeah, whatever.

And that’s, you know, when you’ve made it through it and come out the other side and someone’s like, yeah, whatever. It’s like, does he really care? And that was wrong. You cared. Just you were like more chill. Yeah. About things, things still got done but just didn’t mesh. But you know. Then I gotta ask you something about this whole Palm Beach County thing.

’cause [00:05:00] you’re a lifer. Yep. And you know, now it’s 11 years for me. But you know, what’s, what’s the most, only in Palm Beach County moment you’ve kind of seen in the area that went on, like you’re, you, you, you travel, you’re like, you’re not gonna see this anywhere but Palm Beach County. 

Steve Austin: Gosh, honestly. There’s two sides of it, right?

So there, I think there’s a like culture side of Palm Beach County where, you know, growing up when I grew up, uh. Hip hop was huge. Oh yeah. Driving on the big 20 fours spinners was huge. Dons, which most states and counties don’t know what they are, but if you say that to a South Florida guy, they, they know what kind of car you’re talking about.

Sure. Uh, from, you know, the other side of that spectrum, it’s definitely, there’s some, even being a lifelong here, there’s some, some, some areas you go into where, uh. They’re not afraid to make you feel unwelcome. Yeah. You know, you don’t beside, uh, belong on this side of the island. Yeah, yeah, exactly. 

Coach Fergie: There’s like, [00:06:00] um, cliques correct, if you will.

And you know, moving down here, I was like, oh, I’m going to Florida. And a lot of my friends from Michigan would go to Florida, but my friends are over on the other side. The west side. Yeah. You know, down here we have the I 95 corridor, which heads up the New York, Philly, Boston, and the people are edgy.

They’re a little bit like, um, you have to get to know them before they trust you. Where I’m from, we open doors, smile, hug on first meeting, stuff like that. But, you know, I, I did a deep dive on it. I was like, why are they like that? Why are they edgy? And come to find out, like, I really found out they live on top of each other.

Yeah. There, so they’re ruling close proximity. So you give them their space and now it’s like some of my best friends are like, from Brooklyn. Yeah. You know, from mass, you know, and stuff like that. So just getting to learn and. And seeing it through. Do you like what kind of, tell me some funny stories about these east coasters that kind of come down here about mortgages.

Steve Austin: Yeah. Well it’s a, it’s a beautiful thing for me actually because I was fortunate to go, you know, my collegiate career was in the [00:07:00] northeast. Yeah. So. I have an amazing connection with all of ’em. You know, being going up to to college in, in Long Island was definitely a culture shock from South Florida. I walk slower, I talk a little different.

Uh, we were obviously dominated in football, so Right. Nobody wanted to go down that chat with us, but. I got to learn their personalities. And it is, there’s a, there’s a harsher exterior. Mm. A little bit more, uh, blunt. Yeah. To, you know, don’t really soft point, soften around the air to come right at you. And it can feel like an attack when it’s really not.

So I’ve built a really good rapport of working with people from especially New York and Massachusetts. ’cause that’s where my college career took me. Um, so as soon as someone’s from new, oh, I went to Stony Brook in Long Island. Oh. I went to Fitchburg and Ma. Oh. That’s amazing. I know how to chop it up with ’em.

Yeah. To all right. Like, take down your walls. You’re coming here, here’s the information I need for what, what you’re looking for. Right. And, and navigate it from there to make it more 

Coach Fergie: seamless. Like you can [00:08:00] speak their language of Yeah. Of uh, urgency. Speak their language of communication. Especially when it comes to finances.

’cause you know what’s happened up there. And again, on this show, we don’t ever talk politics, but what’s happened up there with someone getting voted in, I’m noticing an influx of people moving to our area. 

Steve Austin: Yeah. There’s definitely gonna be an uptick. From, from our category, not, not personally as much of a influx in calls and things, I think more of the, the people that are gonna be influxing from that category are maybe not necessarily looking for like this, the traditional mortgage financing.

Right. Um, a lot of that, you know, higher wealth category, they’re borrowing their own money Sure. To come down and do things, buying cash, things like that. But I think all in all for South Florida, we’re gonna benefit again. Yeah, west Palm, Palm Beach is booming. Yeah. With the, the tech industry. I know there’s a lot of talk of and, and action of the quantum industry.

Mm-hmm. Getting here and building things, you know, wall Street South is still what, I’m still a thing in West Palm. I mean, a lot of big companies that have come here through these last five years really. Right. [00:09:00] Um, and I think, you know, we’re gonna be getting into that next wave. You know, there’s still.

Coach Fergie: 10,000 people a day turning 65. The boomers, right? They’re, they’re turning six, 10,000 people a day. Last time I did my math, it’s 3.6 million plus people a year. And so they save up their money. I say this affectionately squat, so please don’t get offended. But they save up their money. They move here and die, right?

Like they come down here. And so we’re gonna get an influx of six, 700,000 people a year out of that 3.6. Yeah. That are turning. Right. So what are you doing to, to position Rise Mortgage, to take advantage of that, you know, of the, of the influx coming in? Because again, you’re busy, but I know you’re always in growth mode.

You have a solid team, so what are you doing? 

Steve Austin: Yeah. You know, for that specific demographic, it’s, it’s an interesting time for them because while they’re kind of in that. The new term is kind of right sizing, you know, not so much downsizing anymore. It’s right sizing to, to their home. Whether they’re, [00:10:00] you know, people that are already here or in, you know, moving and transitioning to Florida.

What they’re looking for is more expensive than it used to be, right? So in that particular category, this is where the, the heck and reverse mortgages really come into play because it gives them the opportunity to not dump. All of their retirement assets a lot. I think, you know, it’s over 60% of seniors that their wealth and retirement is in their real estate, right?

So it’s like, hey, it’s there, but to touch it, you gotta sell the place, right? And a lot of them don’t have the social security or pension to cover taking on a new mortgage payment, monthly payment, right? So these particular reverse mortgages built exactly for them for that kind of retirement lifestyle.

You know, it’s an additional tool in that bucket. So I’m gonna cut you 

Coach Fergie: off because. I’m still confused on what it is and yeah, people need to know it because like you, what I’m hearing is it’s kind of a. A little bit of a savings plan, a little bit. Kind of like, you know, it’s like you get money off the [00:11:00] back of the mortgage and so it, it makes it easier to live financially, right?

Yeah. So tell me, tell us please. 

Steve Austin: Yeah, I think the, the easy kind of way to say it is it’s an additional retirement tool that the seniors finally cashing in on, similar to a 401k or an IRA and it’s in the house itself. It’s in the house. Got it. Right. So that is where. Kudos to them, right? They, they earned, they earned the time they put into the properties and that amazing appreciation, uh, influx we’ve had these last few years, right?

So now’s the time that they can cash in on it. But adding that extra monthly payment is brutal, right? They don’t need that extra, additional monthly debt. Okay? The reverse mortgage gives ’em the opportunity to tap that equity into the home, whether it’s a lump sum or monthly payments, there’s a few different ways, and it’s like an increasing line of credit over time.

That doesn’t add a monthly payment to their Gotcha. To their book 

Coach Fergie: in the The Rise mortgage team or dynamic team over there. You guys are starting to like, I, every time we have lunch or something you’re like, Hey dad, I gotta [00:12:00] talk about reverse mortgages and stuff like that. So, I mean, it’s heaven’s waiting room.

I always say you up. Yeah. It’s a joking around. So, yeah. You 

Steve Austin: know, it’s an amazing tool and it’s probably, I mean, it’s definitely the one that has the worst reputation. Sure. In our industry years ago. Uh, it was terrible, right? They had put seniors in a really bad spot. It was kind of right before around 2014.

They put a lot more, uh, guidelines and securities in place for seniors. Sure. And all that stuff came through. Yeah. Yeah. So, you know, when it was, Hey, here’s your house, take a hundred percent of the money out and, you know, put it into annuities. And then they just got smoked and people were underwater and it just.

Coach Fergie: Badly catapulted too. 

Steve Austin: Yeah. 

Coach Fergie: Yeah. So I’m glad that there’s your team and your team’s pretty much fully versed in the reverse mortgage work, right? Yeah, for 

Steve Austin: sure. You know, it’s, um, it, there’s a lot of information. It’s not hard, but there’s complexities to it, right? And you have to know how to navigate the questions that not only the seniors are gonna have, but there errors as well.

Right. ’cause that becomes part of the conversation. Yeah. The prob stuff. You’re trying stuff, you’re trying to take my, yeah. My inheritance house. Oh dude. [00:13:00] And that’s not what the case is. Right? So it’s important conversation with that, that the family is involved from the beginning. You know what 

Coach Fergie: I do want to pick up on that and we’re doing something a little bit unique squad today is I’m actually throwing it to Steve for your market update that you get every week.

Coach Fergie: Hey, welcome back squad to uh, level Up conversations with Coach Fergie and. Steve, thanks for your update out there. I know you’re sitting here now, but you just heard from my, my good friend here, Steve.

We were, before we went to break, we’re kind of talk about the reverse mortgage stuff. ’cause it is a big thing here in the retirement communities. You have grandson John, granddaughter Emily, whatnot, Steve, and like they’re, they’re thinking like, oh my gosh, they’re pulling money out of this house that I was supposed to get an inheritance on.

Which, you know, again, in this day and age, this is the first generation where. Kids are not gonna be better than their parents, meaning financially and, you know, outdo them, right? Yeah. Which is sad where this country is, again, I don’t want to go down there, I don’t do it, but these kids are seeing this and they’re seeing, oh my gosh, there goes my inheritance.

Is that what’s really happening? I wouldn’t word 

Steve Austin: it that way. Okay. You know, it’s, I think any, any son, daughter, granddaughter, right. Whoever is in line, the, the line of who, who takes over the home after the, [00:16:00] the passing of, of the senior is. Drawn out from the beginning. Right. So that’s in the structure of the program.

Sure. It’s very clear who’s next up and what their options are Underwritten the 

Coach Fergie: loan. Do you guys actually find that stuff out? 

Steve Austin: It’s all set up in the closing. Gotcha. Okay. Right. Like, Hey, who’s the heir? Right. This is what’s gonna happen. All right, Roger that. So it’s, I think it’s kind of presumptuous of a, of an heir, right?

The the child is to, to say, well that is my inheritance. Right. It’s, well, some of it is, sure. But. Your parents shouldn’t suffer today because you want the full banana. Thank you for saying that. Full banana tomorrow. I think it’s your parents have worked very hard and this is a tool that they can utilize to enhance their retirement, right, and enjoy Right the, the twilight of their life.

I think that is. Unfair for anybody to think they’re, they’re owed the entire Right. You know, amount of, oh, it was a free and clear house. How are you gonna do that? To me, it’s like, well, how are you gonna do that to your parents? Right. I think, you know, let them use the [00:17:00] funds. Absolutely. The, the way the program’s structured now, it’s extremely unlikely that a house is ever gonna go underwater on the loan balance.

Right. The reverse mortgage balance versus the value of it at the end of the day. Right. I can’t speak for the whole country, but I feel confident about South Florida in particular, that. I don’t think we’re gonna have a, a housing crisis value-wise. Right. Um, so I think they’re protected in that. And it, I, to me it’s more important the, the senior is living the, their kind of comfortable life, man.

Comfortable, enjoyable life. Right. You know? Yeah. They go, they want to go to the villages and play golf all day and have go cheap cocktail hour. Yes. Yeah. Go get it done. 

Coach Fergie: Yeah. And have fun with it. I mean, you know, I mean our, I mean, most kids are born, the parents are taking care of you. If they’re good parents, it’s like a kind of like your time to like take care of them.

But I, I just curious about that. ’cause I see you, a lot of people like, you know, waiting on their parents or somebody, it’s very common that there’s like, 

Steve Austin: you’re trying to take my dad’s house. It’s 

Coach Fergie: like, [00:18:00] 

Steve Austin: no, 

Coach Fergie: sounds like you are. So you’re building a, have built and are continue to build, you know, top tier loan officers over at the dynamic team, right?

So what’s, what’s a mindset shift? You know that you wish every young professional on your team or even in Palm Beach County would adopt, you know, going into this next year. Like is there’s gonna be some changes in the next year? Sure. Like what mindset shift are you, would you like to see kind of come across?

Steve Austin: I think it’s going to a very simple, go back to the basics work. We had a dirty word, we had a right. How dare you. We had a really, in reality, short period of. You could go get in a car accident with somebody, say, Hey, my bad, you don’t happen to have a mortgage, do you? Right. What’s your rate? We should refi it today, right?

Coach Fergie: Today, right. Turn profit out 

Steve Austin: of a a car accident, right? Right. So now you gotta go earn it. There’s less friction in what our job is from start to finish for somebody, [00:19:00] right? So with technology and these systems and things getting into place, the mortgage itself. Isn’t a, isn’t a hard process. Right, right. It just has those complexities.

At the end of the day, this dials back to a, a people person connection business. Right. And if you’re not willing to go out and put in the work to prospect, to get in front of people, right. To actually guide someone from a high level of what this giant financial step is that they’re about to take, it’s huge.

You know? Yeah. Put it wherever you want on the, the American dream anymore of, you know, being a homeowner. Sure. Yeah. Everybody that I’ve ever helped that’s doing it, whether it’s their first home or their fifth home, these are still really big checks. Yes. And wires that they’re sending. This is their 

Coach Fergie: biggest investment they’re making at that point in their life most of the time.

Steve Austin: Right. There’s very few people that make bigger investments in that. Right, right. We have social media and you get to see the people, you know, 10 x in this or you know, I sold my business for True. Right. It sounds good. Yeah. But that person still, right. Buying that [00:20:00] first $500,000 home that has to. Initiate a wire of $70,000 to the bank that they’ve been saving and holding on to.

Right? It’s big. And they need to understand the whole picture of it, not just what’s my interest rate, what’s my monthly payment? Right? What is it doing for you over the long term? Right? But what is this changing in your life that you’re trying to do, right? To build everything in your, your whole financial future, right?

The, the big picture matters. Sure. Today matters too. Right? So we gotta focus on like, where are you at today? Where do you want to get? And like, we gotta bridge that in between, right? 

Coach Fergie: And, and Squa, that’s what I love about, you know, Steve’s team, is that he’s not just gonna, like, he’s not a headset phone jockey guy that’s just gonna just turn you through.

He’s gonna make sure that what he gets, what mortgage or whatnot you’re put into, it’s going to make sense for you. Not only now, but in the future, right? Because in the, the whole adage of, you know, plan to live to a hundred, but. Live today, like [00:21:00] in the present. Right. You and I talk about that a lot and it’s hard, right?

It’s tough, you know, 

Steve Austin: we talk about it, you know, in, in our coaching. Sure, sure. I, I’m very fortunate to have, have Scott as a coach and bring things to light that maybe you don’t wanna totally tackle, but he kind of forces you to, and, you know, being present in the speed of that we have in this world today.

I mean, to me it gets harder and harder. There’s so many distractions and pings and, and dings and emails and this and that and I, you know, the knowledge nugget you dropped in the beginning. I mean, it really hits home to, I mean, to me, and I’m sure a lot of people listening that like, grandiose ideas are easy.

Yeah. And with chat GPT and the ais and everything, I was just talking to some people the other day. I’m a great, oh, it’s amazing. Well, you know, in chats, it’s a beautiful tool, but you can also get lost in it. ’cause how many times have you written a prompt and it’s like. It’s your idea and you’re like, Hey, would you also like me to?

And you’re like, oh my God. Yeah. Yes. And then it does that and it say, Hey, guess what? I did that, would [00:22:00] you also like me to? And you’re like, oh my God, yes. Yeah, let’s keep going. And you just yes it until you don’t even know what you’re building anymore. You even know where you started. There’s not even a way to implement.

Yeah. You’re looking at step 87 and you’re at start and you’re, how did I get here? A hundred percent. 

Coach Fergie: Yeah. That’s, that is, it is a, it’s a real rabbit hole. Yeah. And I, and I’m bringing in, in, in January, uh, uh, flying him in a chat or a AI expert. He’s the one that’s really like, ramped up my coaching business and set up agencies on my chat.

So like I’m continuously drumming up business, which is pretty cool. Yeah. And he, and he breaks it down into English, so, um, thank you for paying for that. 

Steve Austin: Yeah. I mean, yeah, I had a drive here myself, right. 

Coach Fergie: So, you know, you do though, have a, a, a reputation for accountability, you know, and execution. What, what’s a funny way you’ve had to hold your team accountable That perfectly captures the Palm Beach vibe.

Like, you know what I’m saying? Because in, in squad, if, if you’re listening from out of town, it’s, it’s a different world here in Palm Beach, you know, but there’s some [00:23:00] funky stuff that happens. But name kind of something funny where you had to hold your team or someone accountable here in Palm Beach. 

Steve Austin: You know, from a team perspective, I’m really fortunate we’ve done a.

A good job of hiring within our culture. Sure. And like-minded people that, listen, I love Palm Beach. I’m, I don’t, I’m never gonna live full-time anywhere else. Yeah. This is, this is always gonna be home. This is, I think, a wildly unique place that Yes. Doesn’t compare to anywhere else. Um, I think it’s more of the right presumptuous people.

Sure. I think it, it falls in more of the client category where. A client will tell me what I don’t need, right. For their file. Or like, you know, an underwriter asks or something and they’re like, oh no, you, you don’t need that. I’m like, oh, well thank God. Right? Let me call Fannie Mae and tell them that Carl said we don’t need this anymore.

Right. Right. So that’s usually what we’re getting. Uh, or have to, you know, battle from the client side. And part of it is, uh, there’s just too [00:24:00] much information online. So much, and people 

Coach Fergie: that’s squad search, everything what he just said right there. Is key. Get with a professional, get with Steve. I mean, he’s somebody that I’ve trusted again with my clients for 11 years.

Man, it, it, it’s crazy how fast, you know, time goes, but, you know, so I have, I do have to ask you though. So your team, Ashley, Dana, Emily? Mm-hmm. Which one’s the best? You know, 

Steve Austin: it’s, it’s not me. I know that, um, 

Coach Fergie: they do make you shine, brother. 

Steve Austin: That’s. Yeah. That’s been the goal the whole time. You know, it’s a team background.

Sure. I can’t do it without anybody. Right. I like to think they can’t do it without me. Um, but you know, everybody’s the best at their individual thing. Absolutely. Yeah. You know, I think we all have our strength and weaknesses and everybody brings something unique to the table, and that’s kind of the beauty of what this industry is and like, what it can [00:25:00] afford, you know?

There is kind of no limit to who can get into it. Right? It’s income, assets, credit, that’s it. That’s all mortgages is. Yeah. 

Coach Fergie: That’s all it is. Yes. But 

Steve Austin: the person who’s attached to that is what’s wildly different, right? Whether they have a super complex situation, they own nine investment properties and have six businesses, or there a simple person, a W2 one bank account.

Yeah. Like super simple, easy peasy. 

Coach Fergie: Yeah. 

Steve Austin: And. They may relate great to Dana and not to me. Sure. They have great conversations with Ashley, but connect really good with me on the financial side, like, like to talk to me about the financials. Yeah. You guys, that dude. So we’re able to kind of blend and work off each other, which I think is the ultimate, you know the thing, we’re not competition to each other.

We’re here for everyone to grow. I can’t wait for everybody on the team to continue to produce more than I am. Yeah. And let me just. Sail off in the [00:26:00] sunset. There you go. Yeah, you and Gabby go have a good time. You know, where are we going? I’d love to go back to Rome and kick it.
